Much of the area was built out over the last few decades, and plenty of homes still have their original water heater and plumbing layout. We look at where the main line comes in, often near the garage, before we suggest where a system should sit. That keeps the install short and the pipe runs simple.

Summer heat and the odd hard freeze
Long, hot summers make garages very warm, so we place equipment where it can be serviced and will not bake against a sunny wall. Hard freezes are rare here but they do happen. We plan for that by protecting exposed lines and adding a bypass valve, so you can shut the system off without losing water to the house.

Water heaters and running costs
Mineral scale coats the inside of a water heater and makes it run longer for the same hot shower. Where your test shows enough hardness, a softener can help the heater, faucets and dishwasher hold their efficiency and last longer. Where the numbers do not support it, we say so and you keep your money.

HOAs and permits
Many neighborhoods here have an HOA, and some cities want a plumbing permit for work on the main line. We check what your city asks for before install day and pull the permit when one is needed. Equipment inside the garage rarely draws HOA questions. If yours needs an outdoor spot, check with your board first and we will work around what they allow.
